1. Object
These Terms and Conditions govern the booking and stay at the "Zia Maria" apartment, located in Vico II Ferdinando Basile, 10, Monterosso Calabro 89819 (VV).
Booking implies full acceptance of these conditions.
2. Booking methods
The reservation is considered confirmed upon receipt of the total amount for the stay.
For reservations made within 5 days of the arrival date (last minute), full payment is required at the time of booking and is non-refundable.
3. Payment methods
The following payment methods are accepted:
Bank transfer
Instant bank transfer
PayPal
Credit Cards
Klarna
For standard bookings:
Full payment at the time of booking
For last minute bookings:
Full payment at the time of booking
In case of failure to pay within the established terms, the reservation may be cancelled.
Payments by bank transfer must be cleared before arrival to avoid cancellations.
4. Cancellation PolicyYou can cancel free of charge up to 14 days before the arrival date, with a refund of the amount paid.
If you cancel after this deadline, you will be charged the first night. If you do not show up, you will not be refunded and will be charged the full amount.
It is possible to move the arrival date (only once) up to 5 days before arrival.
For last-minute bookings (bookings made within 5 days of arrival), in case of cancellation or no-show, the full booking amount will not be refunded.
5. Check-in e Check-out
Check-in: from 3:00 PM
Check-out: by 10:00 am
Any different requests must be agreed upon in advance.
6. Tourist tax
If required by the municipality, the tourist tax is the responsibility of the guest and must be paid upon arrival at the property.
7. House rules
Smoking is prohibited inside the facility.
No unauthorized parties or events are permitted.
The guest is responsible for any damage caused to the property, other guests, or furnishings.
Silence is required during the hours established by current legislation.
8. Responsibility
The property is not responsible for:
Loss or theft of personal items
Service interruptions beyond your control (e.g. power outages, internet outages, force majeure)
9. Processing of personal data
Personal data is processed in compliance with EU Regulation 2016/679 (GDPR).

10. Animals
Pets are allowed upon notification and authorization at the time of booking.
The guest is responsible for the animal's behavior and for any damage caused to the structure, furnishings or third parties.
Pets must not be left unattended inside the accommodation and are not permitted on beds or sofas.
Any damage or need for extraordinary cleaning will be charged to the guest.

11. Maximum number of guests
The accommodation can accommodate a maximum of 6 people, or as indicated in the booking.
Access or overnight stay of unregistered people and in numbers exceeding the permitted limit is not permitted.
Violation of these rules may result in immediate termination of the stay without the right to a refund.
12. Use of the property
The property must be used exclusively for tourist purposes.
It is prohibited:
Organizing unauthorized parties, events, or activities
Carrying out illegal activities
Using the property for purposes other than residential
Exceeding the maximum number of guests allowed
The guest undertakes to maintain the accommodation with the utmost care and diligence and to return it in the same conditions in which it was received, except for normal use.
Any damage caused to the property, furnishings, or equipment will be charged to the guest.
13. Immediate termination of the contract
If you violate these terms, including but not limited to:
Exceeding the maximum number of guests
Disturbance of the public peace
Damage to the property
Failure to comply with house rules
Failure to provide identification documents
The property reserves the right to immediately terminate the stay, requiring the guest to leave the accommodation immediately and without the right to any refund.
The reservation request does not constitute automatic acceptance by the property.
The reservation is considered complete only upon written confirmation from the property and receipt of the required payment.
The facility reserves the right not to confirm the reservation if there are justified organizational reasons or to protect its business.
14. Communication of data for check-in
The main guest is required to send a copy of a valid identification document for all guests at least 3 days before the arrival date (for last-minute bookings, before check-in time) in order to ensure the creation of the apartment access codes and for registration purposes as required by current regulations.
Failure to send the documentation within the indicated deadline may result in the cancellation of the reservation without any right to a refund.
The property reserves the right to refuse accommodation in case of incomplete, untrue, or non-compliant data in accordance with current Italian regulations.
